So, when is the best time to invest in property is it now, 3 months, 6 months, or 12 months? Well, the rather disappointing answer is that it honestly doesn’t matter.
I think that timing the bottom of the market isn’t possible, now there may be some really savvy investors out there that might disagree with me.
And I totally respect that, but I don’t think it’s possible to specifically time the bottom of the market.
So you need to be actively looking for property deals now, in 3 months, in 6 months, and 12 months.
And put systems out there that enable you to find those incredible deals, when they first come into the market.
Now a lot of what I intended to do was to market directly to sellers and get the seller to contact me.
This would mean I’m negotiating directly with the seller, without an estate agent in the way, and to be honest with you, to this day I still think that’s the best way to nail down fantastic deals.
Putting that to one side, the last thing you want to become in my opinion is a motivated buyer.
Somebody that’s thinking to themselves “Ahhhhh! I have to buy now, I don’t want to miss out, now is my only chance to find great deals!”
Because I honestly don’t think that’s the case, I think we’re all fully aware that we are now heading into a recession, and that’s going to have a massive impact on the types of deals that you can, and can’t do moving forwards.
So, the kinds of things I would be encouraging you to do are, form awesome relationships with independent estate agents, and letting agents, I honestly think they’re the people you’re going to find incredible deals with.
Because, you’re going to be speaking to the owner of the business and that’s a really good thing.
Rather than a multiple chain, but I also think that you need to be putting some marketing material out there, and attracting sellers to find you.
Now, this does take time to put in place, and I totally accept that, also I accept that it’s a lot more work than doing what everybody else in the world does, which is search within a certain criteria on Right Move.
IN CONCLUSION
Putting marketing out there and getting sellers to contact you, gives you a fantastic opportunity to get in front of that seller, before an estate agent does, (Sorry, no disrespect meant to estate agents reading this).
But this gives you the ability to negotiate fantastic deals that work firstly for the seller because:
1. That’s the ethical thing to do
2. If it doesn’t work for the seller, it’s probably not going to be a deal
Also, it works well for you too, so my opinion is that you need to get out there now, and start marketing directly to sellers.
Also, you need to form solid relationships with independent estate agents, these people need to specifically understand what you’re looking for.
And lastly, you need to start taking action today, get your radar out there, so when an amazing deal pops up on your radar today, 3 months, 6 months, or 12 months from today you’re ready to go, get your finances in place, and grab those fantastic deals.
