So, what do Colombo and property investing having common?

Well, if you’ve ever watched an episode of Columbo, you must have seen the bit where he’s in the room with the murder, which hasn’t been revealed yet, and he’s just about to walk out the door.

But he turns to the murderer and says: “Oh just 1 more thing sir we’ve got something else on the gun, did I mention that” “No, you didn’t want lieutenant?”

Well, this is a fantastic technique that you can use to get the seller’s telephone number. But Adventago why would I want their number? Well, the truth is I’ve been in lots of viewings with lots of estate agents, where I’ve found it difficult to connect with the agent.

It’s like they’re acting as a wall between you and the seller, they don’t want you talking to the seller, because they fear you’re going to go around them and connect directly with the seller and do a deal, which will cut them out.

Which you should never ever do! Apart from this one time, you might want to consider doing it.

As you’re about to walk out the door, turn around at the very last moment and say:

“Oh, by the way, if I’ve got any questions about the property, would it be okay if I was to give you a quick call so I can ask you them directly, would that be okay.?”

What’s the seller going to say? Yes, believe me, they mostly do, and I’ve done this many times.

So now you have 2 things,

1. You got a telephone number.

But you also have.

2. Their permission to give them a call.

And that’s when the rapport building can start, then you can go around have a second or third viewing while having a nice cup of tea with biscuits, then you can make your proposal and explain it in a way that would make sense to them.

Because you’ve practiced making the proposal, and maybe you’re going to suggest something that’s a little outside of the box, that the estate agent would not feel uncomfortable putting forwards.

Anyway, that’s my suggestion, do a Columbo moment! Next time you’re doing a viewing and it’s a little bit cold with the agent you’re going to turn around and say.

“Oh, by the way, if I’ve got any questions about the property, would it be okay if I was to give you a quick call, so I can ask you them directly, would that be okay.?”
